Garden suites are single or two-storey structures built in the back yards of single-detached homes, semi-detached homes and row houses and must have their kitchen, bathroom and living space. They are also known as garage suites, carriage houses, backyard suites or laneway homes. The Edmonton Zoning Bylaw defines a garden suite as: An accessory building contains a dwelling, which is located separate from the principal use, is Single Detached Housing, Semi-detached Housing, or Multi-unit Housing in the form of row housing.

A legal basement suite is a separate dwelling area in the basement of a house that conforms to all city and provincial legislative requirements. However, the term “basement suite” isn’t a technical term used in some cities’ bylaws (e.g. City of Edmonton). Instead, the term you may encounter is “secondary suite.”

Any suite built without the proper permits or built in an area of the city where secondary suites aren’t permitted is considered an illegal suit. In addition, some suites fall into the non-conforming category — this means they were built legally at the time but didn’t conform to the current regulations. In addition, if things have changed since the original construction, the suite still needs to meet all current regulations.

Either way, we work with you to accommodate your schedule and ensure there is minimal disruption to your daily life.
